Two-bedroom ADU over a two-car garage
A versatile two-bedroom detached ADU over a garage that delivers full-size living with the bonus of serious storage and parking below. The main floor features a bright, open living area with a defined dining space, a full kitchen with pantry, and two true bedrooms—making it a strong option for long-term rental income, multigenerational living, or a private backyard home that feels complete.
With a covered porch entry and a practical layout designed around everyday function, The Ridge G is ideal when you want more space than a compact ADU—without going oversized.

2026 proposal prices. Each package price includes construction, the builder’s fee and design & engineering; permits, utility and connection fees, and sales tax are extra. A fixed price for this plan on your lot comes after a site visit and design. Seven to fourteen months from design to move-in.
Key seattle DADU features
- 994 sq ft / 2 Bedrooms — flexible for roommates, guests, office + bedroom, or small families
- Garage + storage on the lower level for parking, tools, seasonal gear, and long-term storage
- Large open living room with a defined dining area for real daily livability
- Kitchen with pantry for better storage and function than most ADUs
- Covered porch entry for weather protection and a more “home-like” arrival
- Efficient bath layout (0.75 bath) designed to keep the footprint practical while still functional
What’s Included in the Seattle DADU plan set?
This plan set provides the core drawings needed to define the layout, exterior design, and overall construction intent—so you can move forward with pricing, planning, and permitting.
Typically included:
- Floor plan layout(s) and dimensions
- Exterior elevations
- Core architectural details needed to price and permit the build
Still required for permitting (site-specific):
You’ll still need a site plan, utilities/connection details, and completed permit paperwork based on your jurisdiction’s requirements. We can help identify what’s needed for your lot and coordinate next steps.
Exclusions
Not in the package price: permit fees, utility and connection fees (sewer, water, power), and sales tax. Site conditions a desk can’t see — slope, soils, tree protection, a long sewer run — can change the price after the site visit. Renderings may show options that aren’t in the standard package; the written scope for your project is what counts.
