Two-level, two-bedroom detached ADU
A spacious, design-forward detached ADU built for real everyday living. With a larger footprint and a two-level layout, Signature Modern creates clear separation between shared living space and private rooms—making it a great fit for multigenerational living, long-term rental income, or a high-end guest home.
Clean lines, modern massing, and flexible finish options give it a sharp, contemporary look that still feels right in a backyard setting.
Pricing
Backyard homes are priced as five packages, from $297,049. See the packages and prices →
2026 proposal prices. Each package price includes construction, the builder’s fee and design & engineering; permits, utility and connection fees, and sales tax are extra. A fixed price for this plan on your lot comes after a site visit and design. Seven to fourteen months from design to move-in.
Key seattle DADU features
- 1,205 sq ft over two floors of about 602 sq ft each of a larger, more livable ADU footprint and two-level design intent
- Zoned layout that helps the home feel organized (shared living areas separate from private spaces)
- Modern exterior style with clean elevations and a bold, contemporary presence
- More flexibility for storage + daily function compared to a compact ADU
- Strong rental appeal for long-term tenants, extended family, or a higher-end guest setup
- Finish customization for siding, trim, windows, and exterior color to match (or elevate) the primary home
What’s Included in the Seattle DADU plan set?
This plan set provides a solid, buildable foundation to move forward with a detached ADU, including the key drawings needed to define the layout, exterior design, and overall construction intent.
Typically included:
- Floor plan layouts and core dimensions
- Exterior elevations
- Essential architectural details needed to price and permit the build
Still required for permitting (site-specific):
You’ll still need items like a site plan, utilities/connection details, and completed permit paperwork based on your jurisdiction’s requirements. We can help identify what’s needed for your lot and coordinate the next steps.
Exclusions
Not in the package price: permit fees, utility and connection fees (sewer, water, power), and sales tax. Site conditions a desk can’t see — slope, soils, tree protection, a long sewer run — can change the price after the site visit. Renderings may show options that aren’t in the standard package; the written scope for your project is what counts.
